In today’s business world, customer service is almost nonexistent, and can be best described as self-serve. So how do you as a customer find those companies that are like you, that you can trust? How do you really recognize the ones that you can trust and deliver better results? The answer has to be research and diligence?
It’s my job to prove to you that I can win over my skeptics. It’s my job to show you how in Stockton, Sacramento and Modesto, I am the ‘digital mayor’ of real estate investment and cash home buyers.
You’re probably wondering what I am talking about, but for me its a journey that I have been on for over 35 years. Let me set the table…. over the past 30 years I have noticed that things have become more casual. Businesses and customer expectations have become less and for no good reason. What I have witnessed is that the best has been bred out. It’s more and faster and less of the human interaction and expertise. Most business embraced speed and convenience at the expense of great customer service and hoped you didn’t notice.
Well, I did and do NOTICE!
Pick a company… You make any call and you’re greeted by a pleasant voice that may or may not be equipped to deal with your issue or situation that you have. They quote company policy and explain that the issue you are experiencing is not a problem at all. You leave the conversation wondering if anyone gets it anymore. Corporate America with its billion dollar logos has what I refer to as “tin cup service”.
In real estate, it really is no different and corporate america believes that one size fits all. Real estate professionals are not trained or prepared to deal with your specific issues that fall outside their warm and cozy guidelines. In fact, if your issues require critical thinking or specialization or is a slight deviation to that training, it becomes the customer’s problem and God forbid if you need someone to think outside of the box to get some in depth help.
My name is Peter Westbrook and I am a real estate investor in Stockton CA specializing in the purchase and rehabbing of distressed residential real estate. To the average bystander it would appear that buying and selling distressed houses would be easy… especially if you have the cash to buy houses.
The theory goes something like this…. all you have to do is make cash offers and there would be an unlimited supply of houses to buy right? The problem with the theory, however, is that no two houses or homeowners are alike and they both come with issues that need real solutions and sometimes the solution has nothing to do with money.
More often than not, the customer (you) also needs to be able to find the right people that are experienced and qualified to help unravel a tangled web of ownership issues and provide real solutions that are lasting and binding. Contrary to popular opinion, some real estate issues can linger on for years and and often times can come back to haunt you at a later date.
The old adage that you don’t know what you don’t know is very true and In those instances it requires knowledge, experience and a willingness to understand and tackle the issues as they are in order to devise and implement a plan. More importantly it takes the ability to execute and a commitment to the results.
Unfortunately, In today’s world, most companies dont mind being part of the pack, undifferentiated by the rest, in trade just to be part of the conversation. They like being confused and lumped in… as part of the whole and not stand out, because then they dont have to compete. That is a pet peeve of mine… I work hard and I don’t like it when those very companies ride on my coat tails and project that they also have years of experience and customers automatically believe that they know what I know and visa versa. It doesn’t work that way. I have 35 years of business ownership experience at different industry levels. For me the buck stops with me and my ownership mentality means that I am accountable. It’s the type of experience that says the customer comes first. We made a commitment and we are going to keep our promises even if it means it was a loss this time for me.
As the owner of Westbrook Real Estate Investments in Stockton, We buy Houses and we are the best at what we do because we work at it every day. For us it is not a hobby or a part time venture to see if we can make it in the business. We wake up every day to set the standard and raise the bar so high that others have a tough time competing and that means that all of our customers will win.
My mission is to expose the frauds so that they have trouble having the same conversation and my hope is that they will have trouble being taken seriously. I really want to spell this out as clearly as I can. There is a real difference between real estate investors and for those of you that know me that translates to world class customer service and expertise for your benefit.
In following video I want to introduce myself and explain what it means to put yourself out there. I have been on the winning and losing side of many transactions and I have earned my stripes by keeping my promises. Please dont assume that a job title bestows experience or expertise, it doesn’t.
So here is the challenge. There are very few real estate investors, real estate agents, or attorneys that can resolve 95% of the serious real estate issues that are part of what I deal with on a weekly basis. I run into an even smaller percentage of those individuals that are capable and committed to finding the answers to gain the desired outcomes and results. Most want to rely on others expertise and hope that you just dont notice that their credentials are as hollow as their titles and bank accounts.
It Texas they refer to that as having a big hat with No Cattle.

Today what I want to do is talk about the differences between real estate investment companies. The real answer is the ability to perform.
The purpose of this video is to tell you that there’s a man behind the sign. I have been a Real Estate Investor now for many years. In the process of earning my stripes in this business, I’ve seen a lot of things that can go right, and a lot of things that can go wrong.
Of course, I’ve never heard of a success story built without a plan. One of the things that we do as investors is plan for profit, which means that we plan to be successful. Not every project goes according to plan, but it’s also the ability then, to be able to be flexible and move and do what you say you’re going to do. Most important for a real estate investor, especially one that is purchasing properties from homeowners like you, is to be able to say they’re going to do something, and perform on it when they say they’re going to do it.
Again, my name’s Peter Westbrook. Most people wouldn’t even think of making a video, let alone put their name on it. I’m doing both because I want to assure that as the man behind the sign, the one that says, “I buy houses in any condition,” that what you’re going to do is get a real human being when you call the number. You’re going to get me that answers the phone or my personal voice mail. In fact, so much so, that it’s the same phone number that my mother calls me on.
That’s important for a couple of different reasons. I pick up the phone. I’m not afraid to deal with whatever issues are out there. I meet life head-on. If you want to talk to somebody who is straight and honest, will give you what their honest opinion is about a property, about what they think you should do, about how you should approach certain things, I think I’ve got a lot of advice that I could offer.
If you’re looking for somebody to purchase a house that you have in a distressed condition, I would be thankful if you gave me a call so I can evaluate the property, give you a price. Who knows? Maybe we do business. Worst case scenario, you walk away with more information than you had earlier in the day and you’re better informed to make a decision for you and your family.
