Sell My House Fast Sacramento

It’s is a great time to be a seller of any house in Sacramento. Last year, Sacramento was named one of the five hottest markets in California and the nation. It is been punctuated by higher prices, low inventories and even the distressed Sacramento housing market has seen a substantial bump in sales prices.

If you are a homeowner in Sacramento, you may not know it, but there are only two types of houses that sell fast. The prettiest and the ugliest. So no matter which you own it may be time to just say “Sell My House Fast Sacramento“.

It is not surprising because the Sacramento, Stockton and Modesto markets are usually the first to plunge and the fastest to rise. Part of it is the nature of the central valley economy and the other part of it is the cost of housing as compared to other parts of California. Sacramento is a little different than its sister cities to the south in that it houses so much by way of city, county and state government employees. It is also fortunate in that it has a diverse industry set anchored by agriculture with a population that is spread out. Sacramento has clearly seen a big bump in real estate prices and that means all housing types, even at the bottom, have garnered the benefit from the top down.

Many Cash home buyers in Sacramento know that the distressed housing market (houses that suffer years of deferred maintenance and/or vacant houses) may be in the best possible position of all and it is ironic because most homeowners of these types of houses dont even realize that there is an all cash buyer outlet for them that almost guarantees an immediate sale (with top dollar in their pocket) with very little effort and/or financial investment.

It’s a real problem, because most of the homeowners, with these houses, are struggling and can’t keep up with the maintenance on these houses that continue to nickel and dime them month after month. Unfortunately,  the nickels and dimes are a constant and dont cover the major expenses that these houses really require. Most homeowners are just getting by. The houses are money pits, but they have values that exceed what homeowners understand and these homes exist off of the radar until someone or some event reveals the possibilities.

For them they have survived it all and they know from experience that the traditional real estate agent can’t help them. They know that Real Estate Agents don’t Buy Houses, and they know that they can’t afford the repairs that are necessary to sell their houses through that channel. They dont have lines of credit that they can use to fix the houses and they have already spent all of their own cash just trying to keep that house going.

Is it time? Many of these homeowners, 10 years later, after the great recession have bounced back, but their houses still lag behind and some of them would benefit greatly by the markets generous appreciation simply because of supply and demand. It is unfortunate that many sit on the sidelines because usually one or two phone calls could alter their path and set many of these homeowners free with an all fair market value offer cash offer.

Sell My House Fast Sacramento: Distressed Housing

Like I said earlier, there are only two types of houses that sell really fast;  the prettiest and the ugliest. The latter best defines distressed housing and its because these houses are in need of numerous repairs and because of their condition that they have the greatest value to cash home buyers in Sacramento. That is the opportunity and when markets shrink and normal channels for sale constrict it spells enormous opportunity for the owners of these houses.

The simple truth is that there is only one outlet for these houses and that is the Sacramento real estate investor. These houses cannot be sold conventionally with financing.

In this market segment alone, we have seen quantum leaps in pricing from last year to date. With all sales constricted, the distressed Sacramento real estate market, the one that traditionally lags behind the others is seeing an a big uptick as inventories are shrinking. If you own one of these homes and you want to cash out, you need to be thinking how can I put as much money in my pocket now, in spite of the condition of my house.

The Crisis in the Sacramento, Stockton and Modesto Housing Markets?

While prices leveled before the end of the year as in any typical seasonal market, we actually saw a downturn in pricing for the first time in several years. It was punctuated by lagging sales even when accounting for a seasonal drop. Part of the problem was the multiple interest rate hikes by the FED in 2018, the rest of it was the market colng and waiting and that best defines the first time homebuyers just standing back. Refinances took a hiatus as well and the market just stood still.

What happened next, however, was the market roaring back. Real estate always gets a spring bump… but this year it was a little different. The market lept and the typical effects of spring hit coupled with lower interest rates, no inflation and highlighted by the already tight inventories prices started rising again, fast. Except for two months of what appeared to be a flattening, they really never really stopped. It only appeared so if you had a house on the market that just sat. We had three.

So, what some call a buyers market for a  lack of a better term, has solidified and if you are saying “Sell My House Fast Sacramento”… Now is definitely the time to pick up the phone and call me.

So what is at the center of all of this? Is it another housing bubble? The simple answer is definitely NOT. The truth is that the market is in crisis and no one is talking about it.  The cost of all houses are up and first time homebuyers and others are being priced out of the market because there is NO more entry level housing in Sacramento Stockton or Modesto. The local governments have all but guaranteed that with the cost of fees and permits soaring, that no new housing under $375,000 is feasible. The cost to build a new house is simply out of reach.

What everyone needs to be asking… No Screaming is where is the new housing and why arent the Cities and Counties participating in the push for entry level housing? Greed. An unwillingness to accept less in city and county coffers for a promise of future property tax revenues on the new houses. The answer is simple…. governments are very short sighted and even when they see their cost as part of the problem, they have no solutions that include lowering their fees.

So, how did we get from this may be the best time for you to sell my house fast Sacramento, to there is no new housing?

It’s pretty simple, we’re not making very many new houses anymore and yours may be the most valuable on on your block.

My name is Peter Westbrook and I am a cash Home buyer in Sacramento, Stockton and Modesto. We buy houses and we pay cash. If you are the owner of a distressed home that needs a lot of work I would like to talk to you.

Why Owners of Distressed Houses Don’t Believe

After years of talking to thousands of homeowners, I believe that the real reason it’s difficult to get through to the owner of a distressed house is that they have been conditioned to believe that no-one would really willingly take on their burden. But the truth is that once they met me, they realized that they were really being taken advantage of by a house and an industry that purposefully excluded them because they were different and not part of the norm.

News Flash… Real estate agents are not sales people. They sell NOTHING and worse yet they buy Nothing. They condition people into a one size fits all world and literally leave anyone that doesn’t fit their model by the side of the road stranded. It is really that simple.

Homeowners of distressed houses feel isolated, they know that their houses are ticking time bombs and the repairs and expenses are costing them thousands of dollars per year, but what is the alternative? Walking away or sticking it out hoping that things will get better?

It’s easy to see how the expenses add up:

There is a real simple solution and you can sell that unwanted house to Westbrook REI and We Buy Houses Sacramento and get on with your life. I have been told by all of my customers that I was not at all what they expected. I have been told that the process that I outlined for buying their house was not only professional, it was fair and what I offered was surprisingly more money than they thought the house was ever worth. I have even had customers apologize to me, thinking that they had taken advantage of me.

Seriously, they understood the paradox, after all who buys houses that are ugly in Sacramento that doesn’t require the homeowner to do anything at all? Peter Westbrook.

Let me break this down for you. If you have an UGLY House in Sacramento, Stockton or Modesto, I am not going to ask you to clean or fix anything. I am not going to have you remove personal items that you don’t want anymore and I am not going to ask you to take anything away. You take what you want and leave the rest..

Let me explain what we do when we buy a distressed house in Sacramento.

  • I evaluate the house personally with generally one walk through. I don’t disturb tenants and tell them who I am I am just a contractor that you hired to look at the house for repairs that you are considering.
  • We sign a purchase and sale agreement for the price that we both agree upon
  • I submit that contract and my cash to the Title Company.
  • The Title Company runs a Preliminary Title Report showing and liens or judgements
  • We schedule the closing date and time that is convenient for you
  • We sign the documents and you get your cash and I get the keys

It’s really that simple. Headache gone, unwanted UGLY house sold and you get to move on with your life with cash in your pocket.

Sometimes the best way to deal with an ugly house is to just sell it. My Name is Peter Westbrook and I would like to talk to you. You can call me at (209)481-7780.

Peter Westbrook: Hello, Peter Westbrook here with Westbrook Real Estate Investments. Today I want to do a short video on a house we’ve purchased and the remodel that we’re doing. This is a three bedroom, one bath house that we have basically started to demolish. We’re going to do an expansion on this house and turn it into a four bedroom, two bath house. You can see that the windows are gone. This house had a flat top roof and we’re going to convert it to a conventional pitched roof. The garage was over on this side, a single car garage and we’re converting it to a full two car garage and you can see the outline there, a two-car garage. In the back, beyond this area where the boards are there, you’re going to see that’s where the master bedroom and bathroom is going to be and then I’m going to turn this way and you’re going to see the complete, the really demolition of this.

Here you go. You see water pipes, gas pipes sticking up and we’re going to come through and roof configure this house. Where I’m standing right now is where the kitchen … This is the bedroom that I’m looking at right here, but when I turn around, this is where the kitchen is going to be. There’s going to be an entryway here and then a bedroom on this side there. The bathroom is going to remain. We’re going to reconfigure that. Another bedroom right through here. And then we’d go back to a third bedroom and then over this way again, this is the bathroom. And then this is going to be a dining-living room combo area and then come back through here. There’ll be another way to get there, but this is where the master bedroom area is and then a patio in between the other side of the house.

Again, my name is Peter Westbrook, with Westbrook Real Estate Investments. I buy houses and I pay cash. If you have a house that you no longer want to own. If you have a house that has suffered water damage, fire damage, it’s just deferred maintenance or it’s like one of these older flat tops in the area and you have rented it and you’re just tired of being a landlord, I would love to talk to you about buying your house for cash. Again, my name is Peter Westbrook. My phone number is 209-481-7780 my website addresses, http://www.westbrookrei.com/we-buy-houses-sacramento and https://www.ibuyhousesstockton.com/we-buy-houses-sacramento  and I want to thank you for watching.
